既往: 通州區(qū)第一個工業(yè)開發(fā)區(qū)

Glorious Past：1st Industrial Development Zone of Tongzhou District 張家灣設(shè)計小鎮(zhèn) Zhangjiawan Design Town

北京通州經(jīng)濟開發(fā)區(qū)西區(qū)（原北京通州工業(yè)開發(fā)區(qū)）1992年5月經(jīng)北京市人

民政府批準建立并于2012年納入中關(guān) 村示范區(qū)范圍, 2018年稅收曾達9.27

億元。目前生產(chǎn)環(huán)節(jié)已退出。

Beijing Tongzhou Economic Development Zone West(formerly Beijing

Tongzhou Industrial Development Zone).It was approved by the

Beijing Municipal People's Government in May 1992 and

incorporated into the Zhongguancun Demonstration Zone in 2012, the

tax revenue had reached RMB927 million in 2018. The Production is

currently ceased.

張家灣設(shè)計小鎮(zhèn)緊密圍繞北京城市副中心功能定位，以“設(shè)計+城市科技產(chǎn)業(yè)”為

主導方向，推動設(shè)計小鎮(zhèn)創(chuàng)新實 踐，建設(shè)國際一流設(shè)計小鎮(zhèn)。

Focusing closely on the positioning of urban sub-centre of Beijing and

with "design + urban technology industry"as the development direction,

Zhangjiawan Design Town strives to promote innovative practices and

build a first-class international design town.

張家灣設(shè)計小鎮(zhèn)地處京哈高速以北，六環(huán)路以東、大運

河以西，總規(guī)劃占地面積約5.4平方公里。

Zhangjiawan Design Town is located to the north

of the Beijing-Harbin Expressway, east of the

Sixth Ring Road and west of the Grand Canal, with

a t o t a l ar e a o f a p p r o x i m a t e l y 5 . 4 s q u a r e

kilometres.

鉆石地段 Prime Location

設(shè)計小鎮(zhèn)位于創(chuàng)新發(fā)展軸和生態(tài)文明帶之間，北側(cè)與城

市綠心相接，向北距離行政辦公區(qū)約5公里，西側(cè)鄰近張

家灣古鎮(zhèn)和北京環(huán)球影城主題公園，東側(cè)靠近大運河，

南側(cè)毗鄰張家灣萬畝森林公園，是副中心的“鉆石” 地

段。

The design town is located between the axis of

innovation & development and the belt of

ecological civilization , bordered by the Central

Green Park to the north, the ancient town of

Zhangjiawan and the Beijing Universal Studios to

the west, the Grand Canal to the east and the

10,000 acre Zhangjiawan forest park to the south.

The administrative area is 5km to the north, it

is indeed the“diamond area” of the city subcentre.

北京未來設(shè)計園位于北京城市副中心東南部5公里處，與北京市中心

直線距離30公里。西北、西南 方向分別與中關(guān)村科技園、亦莊北京

經(jīng)濟技術(shù)開發(fā)區(qū)遙相呼應。區(qū)北接城市綠心公園，西鄰北京環(huán)球影

城度假區(qū)，東臨古運河，集行政資源、旅游資源、歷史文化資源、

生態(tài)資源于一體，地理位置優(yōu)越。

Beijing Future Design Park (BFDP) is located 5 km to the

south-east of Beijing's sub-centre and 30 km from the

centre of Beijing. To the north-west and south-west, it

echoes Zhongguancun Science and Technology Park and

Yizhuang Beijing Economic and Technological Development

Area respectively. BFDP is bordered by the city's Green

Heart Park to the north, the Universal Studios Beijing

Resort to the west and the Ancient Canal to the east, and

is blessed with natural, cultural, tourism resources and

sits in a privileged location.

園區(qū)簡介 Introduction

北京未來設(shè)計園總占地7.8萬平方米，由原北京銅牛制衣廠改造而

成。改造工程分階段進行，一期改造三座建筑，涉及面積13000平

方米，于2020年六月開工并于同年十二月完工。

Covering an area of 78,000 square metres, Beijing Future

Design Park was transformed from the former Beijing

Tongniu Garment Factory. The renovation work is being

carried out in phases. The first stage of the renovation

includes three buildings, covering an area of 13,000

square metres, was started in June 2020 and completed in

December of the same year.

園區(qū)簡介 Introduction

北京來設(shè)計園的改造在突出“科技”和“未來”元素的同時，設(shè)

計師們也揉入了東方文化元素和理念。室內(nèi)種植的元寶楓，名字

吉利，楓樹秋天葉子變成火紅色，寓意為紅紅火火，鴻運當頭。

“接地氣”的楓樹也完美詮釋了未來設(shè)計園員工務(wù)實、踏實肯干

的工作態(tài)度。

While the renovation of the Beijing Design Park

highlights the elements of 'technology' and 'future', the

designers have also incorporated elements and concepts of

oriental culture. The Gold Ingot maple trees that are

planted indoors have an auspicious name. In autumn, the

leaves of the maple trees turn fiery red, which

symbolises prosperity and good luck. The "grounded" maple

tree also perfectly illustrates the pragmatic, down-toearth working attitude of the staff at Future Design Park.

泳池區(qū)的一池清水給鋼筋水泥建筑物帶來靈氣和動感。泳池頂

部安裝了魚型照明裝置，水魚組合象征著設(shè)計園區(qū)和入駐單位

之間和諧的關(guān)系。

A pool of clear water brings aura and balances the

rigidness of the concrete buildings. A fish-shaped

lighting is installed over the swimming pool , a

combination of water and fish that symbolises the

harmonious relationship between the design park and

its tenants.

園區(qū)亮點---東方文化元素 The Highlights ---Oriental Cultural Elements

未來設(shè)計園精心培育的綠植墻面積達到40平方米，成為園區(qū)室內(nèi)的

一座天然氧吧。園區(qū)配備閱讀書架和自助咖啡機，您可以在品呷一

杯香濃咖啡的同時在圖書區(qū)享受閱讀的快樂。

The Future Design Park has a 40 square metre wall of

carefully cultivated plants, making it a natural oxygen

bar inside the park. The park is also equipped with a

reading bookshelf and a self-service coffee machine, so

you can enjoy reading in the book area while sipping a cup

of coffee.

該建筑原為北京銅牛股份有限公司的辦公樓，改造面積為2900平

方米。改造過程中盡量保留其工業(yè)風，體現(xiàn)工業(yè)的歷史。

This building was formerly the office building of

Beijing Tongniu Company Limited, with a renovation area

of 2900 square metres. During the renovation process,

the industrial style was retained as far as possible to

reflect it’s industrial past.

Beijing Future Design Park offers shared office rental

services. As a symbol of open culture, the shared office

is more dynamic, modern and technological in comparison

to the traditional office space. In the creative space

of Future Design Park, which is "future-oriented and

embraces technology", there are many factors that can

spark your inspiration, and a comfortable office

environment and attentive services guarantee that you

can exert your talent to the fullest.

未來設(shè)計園北展區(qū)占地1200平方米，可容納200人參加活動。

區(qū)域配置了寬16高4米LED格柵屏,發(fā)光二極管點間距為2.6毫米。

北展區(qū)主要承接各種商展、展會等活動，2021北京國際設(shè)計周，

北京城市建筑雙年展和第二十七屆世界建筑師大會（UIA）中

國展及主題論壇均采用北展區(qū)作為其場地。

This area covers an area of 1200 square metres and can

accommodate up to 200 people. The area is equipped

with a 16 by 4 metres LED grill screen with lightemitting diode point spacing of 2.6mm. The North

Exhibition Area is suitable for large scale fairs and

business exhibitions and was chosen by “2021 Beijing

I n te r n at ional D e sig n W e e k”, “Beiji n g U r b a n

Architecture Biennale” and “the 27th World Congress

of Architects (UIA) China Exhibition and Keynote Forum”

as their main venue.

There are five meeting rooms and a VIP decision room

available for hire in the southern area. Equipped

with state-of-the-art multimedia equipment, the

meeting rooms can accommodate a wide range of

meetings from 10 to 30 people and tailor made

services can be arranged upon request.

未來設(shè)計園和享譽全球的法國索迪斯餐飲公司合作開設(shè)“深夜食

堂”，提供各種中西口味美食。餐廳在服務(wù)園區(qū)工作人員的同時，

The Future Design Park has partnered with Globally

renowned French catering company Sodexo to open the

"Late Night Canteen", the restaurant offers a variety of

Chinese and Western delicacies. While serving the park

staff, the restaurant is open to the community as well.

餐廳將逐步拓展一層就餐區(qū)域，將外部就餐區(qū)域進行重新規(guī)劃；

美化、綠化餐廳露臺，完善餐廳二層的室外露天功能；目前深

夜食堂已經(jīng)對外營業(yè)，深受好評，并將逐步實現(xiàn)全天營業(yè)，成

為地域性的標志。

"24H Restaurant" will gradually expand the dining area

on the ground floor and re-plan the external dining

area; the terrace will be turned into an Alfresco

dining area on the first floor of the restaurant.

The "Late Night Canteen" is now open to the public and

has been well received, the restaurant will open all

day round in the future and become an iconic eatery.

北京未來設(shè)計園區(qū)傾力打造了“深夜食堂”餐廳、銅牛記憶公

園裸眼3D大屏、“光立方”3D垂簾等一系列網(wǎng)紅景點，成為張

家灣設(shè)計小鎮(zhèn)的點睛之筆

Beijing Future Design Park has created a series of

internet-famous tourist spots such as the "24H

Restaurant”, the 3D effect giant screen in Tongniu

Memory Park and the "Light Cube" 3D drape. It is indeed

the finest touch of Zhangjiawan Design Town.

There are a number of budget hotels near Beijing

Future Design Park and a few star hotels and talent

flats are planned within the boundaries of

Zhangjiawan Design Town, including the Novotel

Hotel, which is just a block away from Beijing

Future Design Park and will be completed by the end

of 2022. In addition, the construction of a hotel &

talent apartment within the park will soon commence

and will provide hundreds of rooms.

您可以方便地乘坐地鐵、公交車或駕車抵達北京未來設(shè)計園。北京地鐵1號線和7號線距離

園區(qū)僅幾公里，我們鼓勵綠色出行，你可以在土橋地鐵站騎共享單車，10分鐘內(nèi)就可以到

達園區(qū)。

將來在輕軌M101在2027年建成后，你可以在公園門口下車。在北京未來設(shè)計園附近有10多

條公交線路，其中5路、64路、T105和T108可直接和地鐵接駁。如果您選擇駕車來園區(qū)，

最近的六環(huán)路出口離園區(qū)只有3公里遠。

Beijing Future Design Park can be conveniently accessed by metro, bus and car.

Beijing City Metro Line 1 and Line 7 are just few kms away from the Park and

we encourage green travel and you can ride a shared bike at Tuqiao Metro

Station and you will be at the park in 10 minutes.

In the future you could get off th train right in front of the Park when Light

Rail M101 is completed in 2027. There are more than 10 bus routes in the

proximity of Beijing Future Design Park that include Bus No.5, No. 64,T105 and

T108 that link the Park and the City Metro Station. For those who drive to the

park, the nearest exit of the 6th Ring Road is only 3 kms away.
