由于這是麗澤商務(wù)區(qū)第一個(gè)建成的綜合體項(xiàng)目，所以規(guī)劃嚴(yán)格控制了項(xiàng)目的長寬高，必須完全滿足城市設(shè)計(jì)不

能有任何的變化。當(dāng)時(shí)的方案是一堆玻璃盒子，規(guī)劃部門的意見主要有二：一、不允許全玻璃幕墻，虛實(shí)比例不高于

60%，二、必須注重遠(yuǎn)中近三個(gè)層面的觀感。還有一個(gè)前提：平面不能做調(diào)整，否則重新再走一次報(bào)規(guī)流程。這樣就

像一個(gè)舊改項(xiàng)目一樣的難題擺在了面前。

這是一個(gè)幾乎沒有任何發(fā)揮余地的項(xiàng)目：遠(yuǎn)看三棟塔樓必須“條順”，所以比例很重要，雖然是個(gè)矮胖子，但得修

飾得體；中間距離在高架上看要有虛實(shí)的組合關(guān)系的到位；到了樓跟前，必須有驚艷的細(xì)節(jié)。關(guān)鍵詞就是：比例、關(guān)系、

細(xì)節(jié)。換言之：既然不酷，就必須耐看。后來一想這不是日本建筑么？要在北京實(shí)現(xiàn)一個(gè)東京一般精致的項(xiàng)目是需要

勇氣的。

本案在方案階段就把主要單元的幕墻節(jié)點(diǎn)進(jìn)行了推敲，同時(shí)主要的材料也進(jìn)行了挑選，比如石材選擇巴西金麻，

塔樓型材采用鋁型材，裙樓采用不銹鋼和超白玻。幕墻顧問不僅完成了單元模塊的設(shè)計(jì)，同時(shí)也依據(jù)選材提供了預(yù)算

范圍。在單元式和框架式幕墻的選擇上做了詳細(xì)的案例分析和優(yōu)缺點(diǎn)對比，最后形成一個(gè)文件給業(yè)主匯報(bào)，雙方共同

商定幕墻形式為塔樓單元式裙樓框架式，并且確定了主要材料和造價(jià)范圍，這為項(xiàng)目最終的完成打下了堅(jiān)實(shí)的基礎(chǔ)。

Since this was the first mixed-use project built in the Lize Business District, the planning regulations strictly limited the length, width

and height of the project, which must completely meet the urban design without any changes. At that time, the design was a series

of glass boxes, and the planning department's had two main comments: First, full glass curtain walls were not allowed, and the

transparent-to-solid ratio must not be higher than 60%. Second, the views must be analyzed from 3 distances: Far, Not Far and Close.

Meanwhile the plans can not be adjusted, otherwise the project need to go through the planning process again. This is similar to a

renovation project in front of the team.

This is a project with almost no room to play: the three towers must be \"smooth\" when seen from a distance, so the proportion

is very important, although it is a short fat ratio building,it must be properly trimmed. From the not-far distance it should have the

combination feeling of both transparent and solid when it comes to the front of the building, there must be stunning details. The

key words are: proportion, relationship, detail. In other words: since it is not cool, it must be durable from every aspects. Then we

thought, \"Isn't this Japanese architecture? It takes courage to realize a Tokyo-like sophisticated project in Beijing.

The curtain wall details of the main units were studied in the concept stage, while the main materials were selected, such as

Brazilian golden linen for the stone, aluminum profiles for the tower, and stainless steel and super white glass for the podium. The

curtain wall consultant not only completed the design of the modules, but also provided a budget range based on the selected

materials. A detailed case study and comparison of pros and cons were made in the selection between unitized and stick build

curtain wall systems, and finally a document was formed to report to the client. Both parties agreed that the tower will be unitized and

the podium will be stick build, and the main materials and cost range were determined, which laid a solid foundation for the final

completion of the project.

為保證建成后商業(yè)未入駐時(shí)的效果，采用超白玻玻璃柱包裹內(nèi)部貼膜面（商家入駐后在貼膜上進(jìn)行廣告）的形式。26 米高的玻璃柱通過精密

的計(jì)算做到最小，這么高的透明玻璃柱應(yīng)該是目前世界上最高的同類做法。在玻璃柱之間，八根金屬圓管完成拱形，與玻璃面相映成趣。

立面上一折一折的玻璃帷幕后邊是個(gè)電影院，玻璃背后為藝術(shù)鋁板。從鳥瞰看，它還將所有的屋面空調(diào)機(jī)組等包納進(jìn)去了。由于整個(gè)商業(yè)裙房

形體缺少變化，略顯呆板，同時(shí)在臨近塔樓的一側(cè)局部行程兩層空腔，因此我們設(shè)計(jì)了一個(gè)朝向主要視線方向的折線幕墻系統(tǒng)，成為整體裙房

的視覺焦點(diǎn)。

恒泰廣場也是都設(shè)建筑室內(nèi)、景觀一體化設(shè)計(jì)的項(xiàng)目，在室內(nèi)公共部位的設(shè)計(jì)中，內(nèi)與外的設(shè)計(jì)語匯需要創(chuàng)造性的統(tǒng)一。大堂空間和電梯廳通

過石材、金屬與乳白膠片玻璃的組合塑造出簡潔而富有力度的空間氣質(zhì)。
