A POD LANDMARK
20 Since the concept of TOD was put forward in the 1990s, it aims to concentrate urban development elements in a compact and
efficient way with public transport as the center. TOD model effectively alleviates traffic congestion and urban sprawl, reduces
urban energy consumption, and promotes sustainable urban development. In recent years, the connotation of the concept of TOD
development has been continuously enriched, and people's \"spiritual needs of individuals\" have been continuously improved,
which has pushed the construction of urban space into a new stage of TOD development. In this new stage, the construction of
transportation hub not only attaches importance to the integration of station and city functions, but also emphasizes the interaction
of \"people and city\" and \"people and nature\". Driven by \"people's needs\", it integrates daily care for crowd behavior on the basis of
meeting rail transit, public services and material consumption, and combines natural landscape and artistic atmosphere with urban
personality to create a unique charming place.
The \"Sky City Central District\" project takes high-quality space and returns to the material and spiritual needs of people as the starting
point, creating a new park commercial system in Hangzhou city. Through the design, the contradiction between the space barrier of
the building and people's desire for outdoor interactive space is solved, and the nature and commerce, nature and culture, nature
and spirit are integrated into the design, symbiosis and integration with the city, and the integration of the station city, business and
residence is realized.The TOD project will increase the value of regional cities in a phased spiral. The project will build high-quality
urban life for residents based on long-termism, and the multi-functional space with the characteristics of places will continue to
iterate in the process of use, and continue to release vitality for the entire area.
The future Science and Technology City, as another city-level new center driving the development of Hangzhou, is an important
science and innovation center in the Yangtze River Delta and an important window of the science and technology innovation corridor
in the west of the city. As one of the largest subway depot construction projects in China at the east gateway of the future science
and Technology City, the Metro Vanke Sky City has been built after 5 years and has become a unique smart track future community
that upholder openness and a high degree of urban integration. As the core and gateway of the \"Sky City\", the \"Sky · Tenji\" built about
80,000 square meters of roaming urban park commercial complex on the Wuchang station of Metro Line 5, connecting the whole
Sky City.
TOD 概念自 20 世紀(jì) 90 年代提出便旨在以公共交通為中樞集中城市發(fā)展要素緊湊、高效地對(duì)城市進(jìn)行開(kāi)發(fā)。TOD 模式有效地緩解交通擁擠和城市無(wú)序蔓
延、降低城市能源消耗、促進(jìn)城市的可持續(xù)發(fā)展。近年來(lái) TOD 發(fā)展理念的內(nèi)涵不斷豐富,人們對(duì) “個(gè)體的精神需求”不斷提升,推動(dòng)城市空間的建設(shè)進(jìn)入
了 TOD 發(fā)展的新階段。在這個(gè)新階段,交通樞紐建設(shè)不僅重視站城功能的融合,更強(qiáng)調(diào)“人與城市”、“人與自然”的相互作用,以“人的需求”為驅(qū)動(dòng),在
滿足軌道交通、公共服務(wù)、物質(zhì)消費(fèi)的基礎(chǔ)上,融入對(duì)人群行為的日常關(guān)照,將自然景觀、藝術(shù)氛圍結(jié)合城市個(gè)性,塑造獨(dú)具魅力的場(chǎng)所。
“天空之城中區(qū)”項(xiàng)目以高品質(zhì)的空間,回歸以人的物質(zhì)和精神需求為出發(fā)點(diǎn),開(kāi)創(chuàng)了杭州城市全新公園商業(yè)體系。通過(guò)設(shè)計(jì)解決建筑的空間屏障與人們
對(duì)戶外互動(dòng)空間渴求之間的矛盾問(wèn)題,將自然和商業(yè)、自然和文化、自然和精神融入到設(shè)計(jì)中,與城市共生共融,實(shí)現(xiàn)了站城商居一體化。TOD 項(xiàng)目對(duì)
為整個(gè)片區(qū)釋放活力。
未來(lái)科技城作為引擎杭州發(fā)展的又一城市級(jí)新中心,是長(zhǎng)三角重要的科創(chuàng)新中心、城西科創(chuàng)走廊的重要窗口。作為未來(lái)科技城東門戶的中國(guó)最大地鐵車輛
段上蓋項(xiàng)目之一,地鐵萬(wàn)科·天空之城歷經(jīng) 5 年建成,已然成為一座與眾不同的秉持開(kāi)放與城市高度融合的智慧軌道型未來(lái)社區(qū)。而作為“天空之城”的核心
及門戶,“天空·藤集”于地鐵 5 號(hào)線五常車站上蓋打造約 8 萬(wàn)方漫游型城市公園商業(yè)綜合體,串聯(lián)起整個(gè)天空之城。

天空之城中區(qū)將自然綠徑、綠化大臺(tái)階、空中花園平臺(tái)置入“TOD”,以“Park+TOD”為理念,
在高強(qiáng)度用地條件下注重人文關(guān)懷,于“軌交”和“住區(qū)”之間打造貫穿南北、至下而上、面向
城市開(kāi)放的立體綠軸,強(qiáng)化人與城市、人與自然的聯(lián)系。項(xiàng)目以立體生態(tài)綠軸為核心,地鐵站、
商業(yè)、辦公、文化藝術(shù)中心、社會(huì)立體停車庫(kù)、居住區(qū)等復(fù)合功能業(yè)態(tài)依次展開(kāi),并在各豎向標(biāo)

車輛蓋上區(qū)域和南側(cè)的蓋下區(qū)域。本項(xiàng)目位于蓋下核心區(qū),是整個(gè)天空之城的形

在“天空藤集”商業(yè)設(shè)計(jì)上,建筑以開(kāi)放、自然的空間打造如同置身山谷森林般具有度假感的商業(yè)空間,塑造生態(tài)與商業(yè)共
融的在地美學(xué)?!疤炜仗偌睆?B1 層地鐵站出口的下沉式城市綠化廣場(chǎng)到地面三層上蓋區(qū)設(shè)置半戶外的大臺(tái)階,配以隨處
可見(jiàn)的休息座位區(qū)和各種綠植營(yíng)造綠谷山徑。創(chuàng)新、異質(zhì)化的商業(yè)空間,自然地將人群聚集,促進(jìn)各種人群的邂逅,誘發(fā)和
催化快閃音樂(lè)、文化展覽等多樣化的使用場(chǎng)景。在“山谷”之上巧妙設(shè)計(jì)了七片不同疊級(jí)高度的漂浮云廊。云廊架設(shè)在兩個(gè)
塔樓之間,通過(guò)實(shí)腹鋼梁加拉索的結(jié)構(gòu)實(shí)現(xiàn)最大 30 米的跨度。春、秋季,利用云廊階梯狀的高低差引入自然風(fēng)和陽(yáng)光;夏季,
通過(guò)地面和屋頂?shù)臏囟炔?,有效地排出聚集在頂部的熱空氣,并根?jù)日照條件設(shè)置遮陽(yáng)系統(tǒng)。人們?cè)谄渲懈兄?yáng)光露水、四
季更替的同時(shí)享受舒適的微氣候環(huán)境。設(shè)計(jì)策略大大降低了商業(yè)建筑的能耗,為低碳可持續(xù)發(fā)展的運(yùn)營(yíng)創(chuàng)造了條件。
